There's no single answer to how often a home needs repainting — it depends on what's being painted, the quality of the last job and the conditions it's exposed to. But there are reliable guidelines, and just as importantly, warning signs that tell you it's time regardless of the calendar.
Exterior: every 8–12 years
A quality exterior system, applied over good preparation, will typically last 8–12 years on rendered and brick homes in Perth. Coastal homes and west-facing walls that cop the worst of the sun and salt can be at the shorter end of that range. Timber and weatherboard generally need attention sooner, around every 5–8 years, because timber moves and the coating works harder.
Interior: every 7–10 years
Interiors are sheltered, so they last longer — often 7–10 years before a full refresh is needed. High-traffic areas like hallways, kids' rooms and living spaces show wear faster, and many homeowners repaint these more frequently or simply update colours to modernise.
Roofs: 10–15 years
A roof restoration with a quality membrane lasts a long time, but the protective coating on the tiles themselves degrades with UV exposure. Once the surface looks faded, chalky or porous, it's losing its protection and a restoration is worth considering.
Warning signs it's time
- ✓Fading, chalking or a powdery residue when you rub the surface
- ✓Flaking, peeling or bubbling paint
- ✓Cracking or gaps opening at joints and around windows
- ✓Mould or discolouration that keeps returning
- ✓Exposed or bare patches of substrate
- ✓The colour scheme simply looks dated
If you're seeing any of these, repainting now is cheaper than waiting — once the substrate is exposed, you risk moisture damage and more expensive repairs. A free inspection will tell you exactly where your home stands.
